IF YOU HAVE TRIED LOOKING FOR  INFORMATION IN THE BYLAWS BEFORE AND GIVEN UP, YOU CAN QUIT AGONIZING RIGHT NOW. FINDING THE EXACT INFORMATION YOU WANT HAS NEVER BEEN EASIER. START BY READING 'BYLAWS & RULES' THEN GRADUATE TO THE OTHERS.

ALL YOUR BYLAW INFO WILL ALWAYS BE AVAILABLE RIGHT HERE, RIGHT NOW.  

BUT REMEMBER, EACH CONDO COMPLEX ALSO HAVE THEIR OWN INHOUSE BYLAWS, THOSE YOU SHOULD HAVE AT HOME IN YOUR BUYERS PACKAGE.  

Hint:  after you open a document on the govt websites, hold down the ctrl button on your key board then push the f key. A box pops up in the top right of the screen.  You can type a word in that box then enter. It searches the document for that word.  It really helps when you're looking for something specific.  For example, look for the word "prevail" and it will show you where it says in the act that it prevails over bylaws.  Thanks to 'Joanne A' for the tip.

Condominium bylaws govern how the condominium corporation is run. They often address matters such as the election and practices of the board of directors, the collection of contributions, and how rules are passed. Rules often supplement the bylaws. The rules focus on the day-to-day concerns of condo living to help ensure it is a pleasant and attractive place to live or work.

Condominium bylaws also govern the condominium complex and every condominium is legally required to have a set of bylaws and to enforce them. Bylaws apply to all owners in a condominium, as well as anyone renting or visiting the condominium.

Bylaws can cover a wide variety of issues, including but not limited to: Pets, Age Restrictions, Aesthetic Restrictions, Renovation Guidelines, Parking Restrictions, Bylaw Enforcement, and much more.

Ask these 3 officials any question you want about the alberta Condominium Act / Bill 9 and they should reply with your answer.

Send them each an email. Email them 2 or 3 times if no response. Then email them again asking another why, how or who question, and there are many of those.

As we get closer to an election this is going to matter immensely, not today, but as we get closer. So keep the questions, complaints and emails flowing asking why the Gov't is letting this injustice against condo owners carry on while on their watch. 


Keep the complaints flowing to Premier Notley, Minister McLean, Deputy Minister David Morhart, and your MLA.
until they fix the injustice.

Watchdog's Opinion:

WHY US ALBERTA CONDO OWNERS NEED FAIR CHANGES MADE TO CONDO ACT/BILL 9

Us condo owners pay for everything that happens in the Condo Industry, which by the way, is very, very successful, Our condo purchases and condo fees pay all utilities, repairs, maintenance, maintaining grounds and buildings including condo complexes and condo townhouses. All tradesmen costs, all service personnel, all product suppliers, contractors, Property Management Companies, Insurance Companies, Lawyers, anything that is related to condos and has a cost.

Think about it, a condo complex with 120 units, at an average $500 a month in condo fees, brings in $60,000 per month, $720,000 per year. That's only one complex. There are well over a million condo units in Alberta. Do the math. No wonder the insiders don't want any changes made to the Condo Act/Bill 9, they all thrive off the condo industry. If you don't know who the insiders are, the big 4 are Condo Management Companies, The Condo Insurance Companies, The Condo Lawyers and the well positioned Condo Contractors/Suppliers and the Lobbyists. They all lobby the Gov't big time. And you know what that means. Of course, no changes.

When the insiders assisted and advised the Gov't with changes made to the Condo Act/Bill 9, not one condo owner had any input with the changes, not one condo owner was even invited to sit at the table. Now we are fighting just to accomplish fairness for us owners in the Condo Act/Bill 9, at the least give us equal rights. As it now stands the insiders have all the rights from hiring the trades people to asking for the cash call, how much and what it's for, and we have no recourse. What is this Gov't doing.

***REMEMBER THIS:
 There are well over 1 million condos in Alberta. That means well over 1 million condo owners. And well over 1 million potential voters. 

The Gov't should be bending over backwards to satisfy us, but they're not. Not right at this moment, but they will and soon. Over 1 million potential voters is nothing to sneeze at. Do you think the opposition is drooling right now? I do.

The NDP has every condo owner in Alberta thoroughly fed up with that party. The condo owners will switch in a heartbeat. Show the opposition those potential voting figures and they WILL bend over backwards to satisfy us. Fellow condo owners lets stand together on this one.

Please email any and all complaints you have in regards to condo living, to the 3 officials above, so the Gov't can see for themselves what injustices are happening on their watch.
