What I’m saying here is that it could happen to you and has happened to many condo complexes in Alberta. It was a nightmare in BC and Ont condo complexes until their Provincial Gov’ts legislated bylaw changes to ‘even the playing field’ for the condo owners.
 

I certainly hope the following doesn’t happen to you condo owner residents, as a matter of fact, make darn sure it doesn’t happen to you.

Bylaw changes are coming, age restrictions, marijuana & tobacco smoking are 2 changes the insiders will use to insert as many insider favorable bylaws as possible. They will use Time, One Vote For All or One Vote Against All, Adding 2/3 additional board members & much more. They will use guest speakers, & different tactics to convince you.  I’ve read between the lines in our last newsletter. What I’m saying here is that it could happen to us and has happened to several condo complexes in Alberta. It was a nightmare in BC and Ont condo complexes until their Provincial Gov’ts legislated bylaw changes to ‘even the playing field’ for the condo owners.  

I certainly hope the following doesn’t happen to us condo owner residents, as a matter of fact, let’s make darn sure it doesn’t happen to us.

However, in the event that the following information becomes a reality, and the board caves in, let this summary serve as a big time warning. All condo owners please be very smart, alert and cautious when we or anyone else tries to make changes/additions/deletions to our bylaws. We are the ones that will have to pay recurring big time costs and live with it.

Communicates with owners and residents on a regular basis, explains its decisions, openly discusses problems and victories, has a policy of transparency and truthfulness.   

Postings on bulletin boards accessible to all residents are key in this respect. Information meetings may take place occasionally.
 

Addresses residents' legitimate complaints/concerns/requests and respects useful suggestions.  

A BAD BOARD

Rarely communicates with owners on substantive issues and prefers to inform them as little as possible.

This seems to be a key ingredient in a lowered quality of life in condos and is reflected in the many other problems that seem to accompany this issue.
